Buying a Property

If you are buying your first home, moving to a new place or you are a property investor with a portfolio of houses, we can help. As conveyancing solicitors and estate agents, we can market your property as well as handle the transaction from start to finish. The property market is ever-changing and it’s important you take advice on current market conditions. We can advise you on current market conditions and how these should affect the offer you make, and how they might affect the offers you will receive.

Once you have found your ideal home, get in touch with us. We’ll advise you on what we think is an appropriate offer and then contact the selling estate agent to ‘note interest’. At this point, we will find out if anyone else has noted interest and whether or not there is closing date.

Once a mortgage has been arranged, we’ll submit the offer. More often than not a process of negotiation begins. This is known as the missives. Once the missives are concluded the contract for sale is complete. Before this, we’ll make sure all of the relevant documentation and reports are in place – the coal report, any necessary planning and building warrants and so on.

Once all of this is done we will register your ‘title’ to the home for you and make sure you get the keys. All you have to do is the ‘flitting’!

Selling a property

When you are selling a property, the steps mirror those above, albeit in reverse. Before you put your home on the market, you must instruct a home report. We’ll negotiate the offer with the buyer (the ‘missives’) and conclude the transaction when everything is finalised.
